Roofing Membranes – Reviewing the Options
When you are searching for a material to cover your flat roof, there are a variety of roofing membranes to select from. So, how should you be reviewing the options? The easiest way is to investigate the various kinds of flat roofing so you can make an informed decision based on your individual requirements. The different materials have a variety of guarantees provided, often depending on the type of building where it will be installed. Domestic and commercial properties can differ quite a lot. The useful life of the roofing membrane will often depend on the kind of roof it is used on. The customary options available today are EPDM, PVC and TPO.
Probably the most tough and hardwearing roofing membrane is manufactured from ethylene propylene diene monomer (or EPDM). This product is extremely cost effective, being the cheapest type of rubber roofing material. It does not need any specialist tools during installation. The warranty given with EPDM products is usually 40 years on commercial premises. This is a great option for businesses and it can often last for over 50 years. Another plus for this material is that it can be installed in one piece, therefore avoiding the possibility of leakage at joins. Deterioration over the years is not noticeable and its fitting is completely heat free, ensuring no risk of fire to yours or neighbouring premises.
Polyvinyl chloride (PVC) roofing membranes carry a lifespan of roughly 30 years, but if it is maintained regularly and correctly, it can last much longer. Its warranty is usually 25 years for commercial premises and a lifetime for residential homes. PVC membranes have added chemical constituents and UV stabilisers to enhance their durability. PVC may not be as long lasting in colder northern regions and will certainly require regular maintenance. It also works out more expensive so it could only be an economic choice for businesses that have a large budget for the work.
Thermo plastic olefin (TPO) will be guaranteed for 20 years on business premises. They have the least life expectancy of all roofing membranes, between seven and 20 years. TPO flat roofs are also coated with UV stabilisers to increase the life span. Manufacturers of TPO are constantly working to produce a material which is more cost effective while preserving the quality of the product. This ongoing development can make current TPO roofing differ widely from what was produced a few years ago, although still appearing to be the same product.
